First of all, what is the Proudreed Group?

A long-term investor with a presence in the French regions, with almost 700 sites and around 3 billion in assets under management, focusing exclusively on commercial real estate (retail, industrial, logistics, urban distribution and offices).
A proven strategy, recognition and expertise in the development of business parks, development sites and industrial buildings tailored to the needs and requirements of the local SME/SMI and ETI fabric.

For us, investing and developing in the regions means first and foremost forging close ties with local and regional authorities.

It was with this in mind that, having already established a strong presence in the Montpellier area, we acquired the industrial site occupied by Bona Sabla in 2015, offering us unique development potential in Montpellier's eastern business park.
We had previously acquired a 6-hectare site a few hundred meters away, dedicated to small and medium-sized businesses.
We worked closely with the then mayor of Vendargues, Mr. DEDIEUZIÈRE, metropolitan authorities and the RUBIO consultancy to obtain planning permission by the end of 2021.

Let's return to this emblematic operation, which could not have been launched without the persistence and self-sacrifice of my Development Director Antoine LABOUREUR, since it was he who, on the initiative of the Economic Development Manager, met Olivier ROELENS, Executive Producer France TV Studios, and Raphaël BENOIST, in charge of the France 2030 project, with Laurence Schwob from France TV studios.
The idea was to respond to this competition with a site on our property.

At that precise moment, we had just obtained a PA on this land and were preparing to submit the first PCs for the concept of a Veellage, a business park geared towards SMEs and SMIs.
 
To meet the requirements of the call for projects, the winner of this competition had to offer a real estate solution, which meant we had to dispose of the land on which the project was based.

Divesting land rights! A heresy for Proudreed!
It was at this point that Proudreed's close relations with the Montpellier Metropolitan Council enabled us to clear this hurdle. We would then be able to find another opportunity within the metropolitan area, in proportion to the surface area sold.

May 2022: France TV wins the competition.

This brings us to the quintessence of the project. To achieve this, and given the tight deadlines we had to meet, we called on one of our best construction partners: ADC.
In record time, they took on the project, the needs and the methods of this trade, and I'd like to take this opportunity to thank the company's teams, Patrick, Aurélie and Jérémie.

The building permit was obtained in August 2024, and I'm delighted today, with the laying of this foundation stone, to mark a new stage in this formidable project, which will enable the expertise of this region and this country to shine on the international stage.
 
This palm tree is the first gesture of a 9,000 m² site that will house, among other things, 4 film studios and state-of-the-art post-production facilities. The building will meet BREEAM and BDO standards.

For our part, we will continue to develop this park (which should ultimately represent 70,000 m² of built space) with 2 buildings of 12,000 and 8,000 m², giving priority to companies working in the cultural and creative industries, keen to set up next to this formidable driving force that is France.tv studio, in what will very soon be the VEELLAGE of the image.
 
Once again, I congratulate all the teams who have worked on this wonderful project, and in particular the legal (Diane) and technical teams at Proudreed.
